TM & Partners has advised Vendus Sweden AB (publ) (“Vendus”) in connection with the financing of its acquisition of a total of 51 retail properties at an underlying property value of approximately SEK 2.7 billion, as well as the acquisition of a retail site at an underlying property value of approximately SEK 470 million. The financing comprised two separate facilities provided by two different banks, with an aggregate loan amount of approximately SEK 2 billion.

As part of the transaction, Vendus acquired 35 retail properties from Trecore Fastigheter, owned by ICA Fastigheter and Bonnier Fastigheter, at a value of approximately SEK 1.7 billion, and a further 16 retail properties directly from ICA Fastigheter at a value of approximately SEK 1.0 billion. All of the properties are let on long-term leases to ICA.

TM & Partners has assisted Vendus Sweden AB (publ) in connection with their acquisition and financing of four grocery retail properties with a combined underlying property value of approximately SEK 170 million. The properties are located in Vilhelmina, Munkedal, Älmhult and Ekerö.

The properties boast a rental income deriving almost entirely from grocery retail, with well-established grocery retailers such as Coop, Hemköp and ICA as main tenants. The acquisitions complement the larger portfolio transaction that Vendus completed earlier in June, when the company acquired properties from ICA Fastigheter and Trecore Fastigheter.

Following the combined acquisitions, Vendus’ total underlying property value amounts to approximately SEK 6.5 billion, with an economic occupancy rate of approximately 98 percent.

TM & Partners has assisted Nordiqus in the sale of the Rosenholm area in Karlskrona to Fortifikationsverket, which is acquiring the property on behalf of the Swedish Armed Forces. The transaction comprises 250,000 square meters of land with 23 buildings totaling 30,000 square meters and is carried out at a purchase price of SEK 399 million.

Nordiqus is a school property company with Brookfield as its largest shareholder. The company’s portfolio comprises approximately 620 properties valued at over SEK 40 billion. The transaction requires government approval as the purchase price exceeds Fortifikationsverket’s independent decision threshold of SEK 200 million.

Fortifikationsverket is the government agency responsible for providing the Swedish Armed Forces with suitable properties and related services. The acquisition of the Rosenholm area is part of securing the Swedish Armed Forces’ long-term needs in the region.

TM & Partners has assisted Peab in their acquisition of land for three residential blocks in Forsåker, a new district in Mölndal, just south of Gothenburg. The three blocks comprise building rights for a total of approximately 280 apartments and were acquired from the municipal company MölnDala Fastighets AB, which leads the development of the area. Construction of the first block is expected to commence in the first half of 2027.

The site has a long and rich history – for several centuries the area housed a paper mill, and the block is situated in direct proximity to the historic buildings of Kvarnbyn. From the Mölndals Bro transport hub, Gothenburg Central Station can be reached in approximately 8 minutes by commuter train.
