We have assisted OBOS in connection with a joint venture with Resona, and acquisition from The Other Group, regarding the construction of approximately 190 apartments in Stockholm

TM & Partners has assisted OBOS in connection with a joint venture with Resona with the aim of jointly construct approximately 190 apartments in Aspudden in Stockholm.

Resona and The Other Group (TOG) have together carried out the preparations of the zoning plan for the area. OBOS and TOG have thereafter entered into an agreement regarding OBOS acquisition of TOG’s part of the project. The zoning plan has been adopted but has not yet gained legal force. Sale of the apartments is due to commence in the beginning of 2025 and production will start in 2026.

We have assisted Europa Capital and NCAP in the sale of a newly refurbished office building in central Stockholm

We have advised Europa Capital, which since its formation in 1999 has completed over 150 transactions corresponding to more than €12.5 billion across 21 European countries, and NCAP, a specialist Nordic Real Estate Investment and Asset Management Company, in their sale of the newly refurbished office property Stockholm Brädstapeln 13, to KPA Pension (part of the Folksam group).

The sale follows the signing of the most recent office letting at the building in December 2023 with Ekonomistyrningsverket (ESV), the Swedish National Financial Management Authority, taking the overall occupancy rate to 95%. In addition to ESV, lettings to the following tenants have been carried out during recent years: Foodora, Bröd & Salt, SATS, Svevia, Svensk Exportkredit, F&H Group of Scandinavia and Groth & Co.

Europa Capital acquired the property in July 2019, the property was vacated in 2020 and Europa Capital’s refurbishment program was completed the following year after which letting to tenants began. This includes the creation of an additional 1,409 sqm of lettable space.

TM & Partners has assisted Slussgården in connection with the project and lease of a restaurant with a roof terrace to Stureplansgruppen

At Hornsgatan 20 in Stockholm, Slussgården has built another floor on the Överkikaren’s current 12-storey block. The extension will provide space for a restaurant on the roof with a large associated terrace. The tenant of the restaurant and the roof terrace is Stureplansgruppen, which thus is opening its first restaurant on Södermalm in Stockholm. The restaurant will be named Freyja and will open on March 13, 2023.

In connection with the project, TM & Partners has assisted Slussgården in drafting and negotiating agreements for the implementation and leasing with Stureplansgruppen.

TM & Partners has assisted a joint venture company owned by Obos and JM in one of the largest development right transactions in Sweden this year

JM AB and OBOS Kärnhem Bostadsproduktion AB have, through a 50/50 joint venture company, acquired a large property in Lund (Lyckebacken 5), which in a future detailed development plan will enable the development of a total of approximately 2,500 residential units including commercial premises. The purchase price amounts to a total of approximately SEK 725 million. The purchase is one of the largest development right transactions in Sweden this year.

TM & Partners has assisted Arwidsro in its acquisition of retail properties in Sjöbo and Skurup

TM & Partners has assisted Arwidsro in its acquisition of three properties in Sjöbo Väst and Skurups handelsplats from Melica Invest AB. The acquisition includes 9 330 square meters of lettable area with a total property value of 125 MSEK.  The properties hold a strong mix of tenants such as Coop, Lloyds Apotek and Dollarstore. TM & Partners has advised NetNordic in connection with its acquisition of Bolero

TM & Partners has advised NetNordic, an independent system integrator with majority owner Norvestor, in connection with its acquisition of Bolero. Bolero is an established Swedish provider of services related to cloud, cyber security, analytics, network and data centre and a number of areas within system development. Bolero has 80 employees and a significant number of sub-consultants servicing the company’s customer base. The headquarters is located in Stockholm, with offices in Gothenburg and Linköping. Both NetNordic and Bolero primarily work with large and medium-sized customers in both the public and private sectors. Last financial year revenues of Bolero were SEK 270 million. Management shareholders in Bolero are reinvesting in NetNordic.

Törngren Magnell & Partners has assisted Nordr, previously Veidekke Eiendom, in a sale of a residential project property in Sisjödal, Gothenburg, to Aberdeen Standard Investments. The project consists of 160 residential units in four separate buildings comprising a total of approx. 8,440 sq. m. The sale is the company’s first in the Gothenburg area to an institutional investor and is a consequence of the expansion of the company’s business. For more information, please see press release.

TM & Partners has assisted Bokoop with the divestment of cooperative tenancies in Nykvarn to Trenum

TM & Partners has assisted Bokoop with the divestment of a real estate development project in Nykvarn, comprising of several housing units with a total of 145 cooperative tenancies. Bookoop is a housing cooperative aiming to create socially and environmentally sustainable housing for young adults. Trenum, jointly owned by Tredje AP-fonden and Balder, is the buyer and financer of the project. In connection with the divestment, Bokoop also entered into a long lease agreement (Swe. blockhyresavtal) for 25 years with Trenum concerning the cooperative tenancies.

TM & Partners has assisted Priveq Investment in its acquisition of a majority stake in the fast-growing language and media technology company Plint in Gothenburg. Plint, which works closely with streaming giant Netflix, has grown from SEK 11m to SEK 236m in five years. Apart from Netflix, customers also include Amazon, Viacom, Volvo, IKEA and H&M.

TM & Partners has assisted Arwidsro Samhällsfastigheter in its acquisition of land for development of residential premises. Arwidsro plans to build approximately 130 rental apartments with planned start for construction by year end 2020. The seller was Arkensvik, a joint venture between Arwidsro and Index Residence AB. Törngren Magnell has assisted Arwidsro Fastigheter AB in the sale of the limited partnership Fastighetsbolaget Drottninggatan i Karlstad Kommanditbolag, and indirectly the property Karlstad Björnen 12, from two companies within the Arwidsro group to Estea’s wholly owned subsidiary and alternative investment fund, Estea Sverigefastigheter 3 AB. Törngren Magnell has assisted Humlegården Fastigheter in the purchase of the office properties Landbyska verket 8 and 9 in Stockholm CBD. The properties comprise 12,000 sq. m. with prime location allocated between two buildings from 1915 and 1981.
